​June Was a Record-Breaking Month for the Real Estate Market

June was another record-breaking month for the property market, so this is maybe the last time when it’s worth to buy an apartment.


According to the data of real estate agency Duna House June was another record-breaking month for the real estate industry: more apartments were sold than last month. Apartments in brick houses were the most popular. Investors also were more active: one-third of the apartments were bought as an investment. According to the data of the first half-year of 2014 we can finally state that real market industry shows an increasing trend. 8696 properties were sold this June; which is 19.5 percent more than last June’s 7278.

13 Percent More Apartments Have Been Sold so Far This Year

In the first 6 months of 2014 more than 45 thousand apartments were sold; 13 percent more than in the first half of 2013. The price of the apartments in brick houses and panel blocks both increased, reaching the level they were on 3 years ago. Apartments in brick houses are the most expensive in Budapest, than in Somogy County (they cost HUF 268 thousand per square meter), mostly because of the closeness of Lake Balaton, and Győr-Moson-Sopron County is the next in line. The less expensive apartments can be found in Borsod-Abaúj-Zemplén County, where they cost HUF 87 thousand per square meter.

The 5th District Is the Most Popular

Among Budapest apartments those in the 5th, the 1st, the 2nd and the 3rd district were the most expensive; an average apartment in the 5th district cost HUF 379 thousand per square meter. The cheapest is the 21st district, where the average price is HUF 162 thousand per square meter. Apartments in panel blocks were the most expensive in Győr-Moson-Sopron County (HUF 182 thousand per square meter), than those in Budapest (HUF 177 thousand per square meter), and in Hajdú-Bihar County (HUF 154 thousand per square meter). The average price of the apartments bought by investors was HUF 14.5 million.
