Buying an Apartment: What to Keep in Mind When Signing the Contract

Back

Searching for our new home reading advertisements and visiting the possible apartments are only the first steps. There’s another very important part to get over with to get the house: signing the contract. But there are a few things we have to pay attention to around signing the contract if we want to avoid unpleasant surprises.

After finding our dream house the next step is signing the contract: but those who are not familiar with legal procedures can easily trapped by tricky terms if they don’t pay enough attention. If we chose the appropriate apartment, and had an oral agreement about the price, it is important the contract to include the agreed price to avoid later unpleasant surprises. It is also important to state the deadline for paying the price and for the current owner or tenant to move out.

The Deposit Amount Must Be Mentioned in the Contract

If we are buying the apartment through a real estate office, we have to make a pre-deposit, which will be reimbursed if we don’t get the apartment eventually, but if we back off, we loose it, and if everything goes right, it constitutes a part of the whole price. The contract has to state which pieces of furniture stay in the apartment: whether we can have the newly purchased kitchen cupboard, the built-in closet, the stove and the washing machine or we have to buy them for ourselves. When signing the contract we have to make a 10-percent deposit: if the seller eventually backs off, we get twice as much back. Thus the contract has to include the exact amount of the deposit, apart from the price.

Get Informed about the Best Option when Withdrawing Money

We shouldn’t forget that usually the deposit has to be paid in cash, so it’s necessary to get informed by our bank about the best possible conditions for withdrawing money from our accounts, and we also need to know when we have to handle withdrawal claims in in advance. If we withdraw the necessary amount using an ATM, it’s important to remember to temporarily increase our daily withdrawal limit, and we shouldn’t forget about transaction fees either.
