Those financially well-off university or college students, who live in the country, but study in Budapest, and who neither could rent an apartment nor got a place in the dorm, can stay in a premium-category private dorm during their studies. For the dorm rooms constructed from apartments the students have to pay a monthly HUF 24-40 thousand.
There’s a new trend in the real estate market: premium-category private dorms were built in Budapest. The owners would like to reach the financially well-off students (or those from wealthy families). The dorm rooms were constructed from large apartments. The dorms are for 10-20 persons; and they have mostly double rooms. The premium ones are a lot more expensive than the traditional dorm rooms, which cost a monthly HUF 2-3 thousand. In the premium ones the rent is HUF 25-40 thousand monthly. But in exchange the rooms are modern, nicely furnished, and usually come with a free Wi-Fi.
The Sublets Became More Expensive
Compared to renting an apartment the luxury dorm is not that expensive, since this year only the worst apartments were available for a monthly HUF 40 thousand. And at the end of August it’s almost hopeless to find a place to rent, since the best ones have already been rented by the end of July or the beginning of August. Since fewer apartments are sold nowadays, subletting them became the first option. The rental fees decreased in 2009, after that stagnated, but since have begun to rise. This created the opportunity for coming up with the idea of the whole new type of dorms.
Rooms with Wi-Fi and a Garden
The future owner of the dorm buys a large apartment with a good location and traffic opportunities, reconstructs it into a 10-20-person dorm, and sublets its rooms. The furnished rooms are quiet and light, have an own bathroom, and usually come with a free Wi-Fi. Some of them have a garden, where the students can have barbecues. There are only a few private dorms in Budapest; but further ones can be built, depending on the demand.
